Local know how

What we see in Summerland homes.

Summerland is small, and many of its homes are older and compact. The work is about fitting good equipment into limited space without spoiling the house or the view.

  • Systems that fit tight spaces

Older homes often have little attic, a small closet and no existing ductwork. Slim ductless indoor units and small duct systems with slot diffusers fit where a conventional air handler will not.

  • Placement on hillside and view lots

On a slope, where the outdoor unit sits affects the neighbors, the view and the length of the line set. We plan placement first so the refrigerant line stays short and the unit is screened.

  • Ocean exposure

Homes facing the water take wind and spray. We choose and place equipment with that exposure in mind, and we can quote corrosion resistant coatings.

  • Original fireplaces

Older masonry fireplaces are worth keeping. We inspect the firebox and flue, then recommend a liner, gas logs, an insert or a repair based on its condition and how you want to use it.

Codes and rules

Codes we work to in Summerland.

The County of Santa Barbara issues the permits in Summerland, and the rules change. We checked these rules in October 2026. The building department has the final say, and we check what applies to your address when we write your proposal.

Who permits the work

Summerland is unincorporated, so building permits and inspections come from the County of Santa Barbara Planning and Development rather than a city. Your proposal lists the permit and its cost. We schedule the inspections and confirm exterior equipment placement before we order it.

  • County permits for an unincorporated community

Summerland is unincorporated, so building permits and inspections come from the County of Santa Barbara Planning and Development. The Board of Supervisors has directed staff to draft an ordinance limiting gas in new construction, additions and major remodels. We check the current status before we design fireplaces or heating for a major project.

  • Fire code and defensible space

Summerland's hillsides are fire country. The local fire agency enforces the California Fire Code with local amendments, including vegetation and defensible space rules. We keep outdoor fire features clear of vegetation and structures and follow the fire agency's guidance.

  • Statewide rules apply in Summerland too

Any furnace, heat pump or duct change falls under the California Energy Code. That means a permit and a duct test by an outside tester. Homes with gas appliances also need carbon monoxide alarms. Both are explained on the service areas page.

Questions

Common questions.

Anything else, call or text me.

Do you serve Summerland?

Yes. Summerland is part of our regular service area. Call (805) 699-1112 for a free estimate.

Can you install a heat pump on a steep lot?

Usually. We plan the outdoor unit's location first, keep the line set as short as the lot allows, and screen the unit from the street and the neighbors.

My Summerland home has no ductwork. What are my options?

Ductless mini splits are the simplest. A small duct system with slot diffusers is another option when you want no wall units. We'll walk the house and recommend one.

Who issues permits in Summerland?

Summerland is unincorporated, so the County of Santa Barbara Planning and Development issues permits and inspects the work.
