Fireplace and HVAC for Hope Ranch properties.
Large coastal lots, long driveways and homes with several wings, guest houses and outdoor rooms. We design heating, cooling and fireplaces for Hope Ranch so each zone heats and cools evenly and the equipment is hidden in the landscaping.

Recent work.
Some of our jobs around Santa Barbara County. We do the same planning for Hope Ranch homes.

Text us a photo of the room or the unit and we'll tell you what it takes.
What Hope Ranch properties usually need.
A large lot changes the plan. There are more zones, longer runs and more places where equipment can be seen or heard.
Comfort across many zones
Wings, upstairs rooms and vaulted spaces heat and cool differently. We split the house into zones, size each one and balance the ducts so you are not running the whole house for one room.
Guest houses and studios
Detached guest houses, pool houses and studios are good fits for ductless mini splits: independent control, no long duct runs, and quiet indoor units.
Equipment you don't see or hear
On a large lot there is room to put the outdoor unit far from terraces and bedrooms. We place it, screen it and keep the line set short, so you don't see or hear it.
Fire features outdoors
Fire bowls, fire pits and outdoor fireplaces need a gas line, clearances and the right permit. We run the line, set the unit and make sure the finished installation is safe to use.
Codes we work to in Hope Ranch.
The County of Santa Barbara issues the permits in Hope Ranch, and the rules change. We checked these rules in October 2026. The building department has the final say, and we check what applies to your address when we write your proposal.
Who permits the work
Hope Ranch is unincorporated, so permits and inspections come from the County of Santa Barbara Planning and Development. Many properties also fall under homeowner association guidelines. We check what applies before we order equipment, and the permit is listed in your proposal.
County permits and fire code
Hope Ranch is unincorporated, so building permits and inspections come from the County of Santa Barbara Planning and Development. The County Fire Department adopted the 2025 fire code in October 2025, with local amendments to sprinkler requirements and wildland urban interface rules. We confirm which rules apply to your parcel before we design anything.

Gas in new construction and major remodels
The Board of Supervisors has directed staff to draft an ordinance limiting gas in new construction, additions and major remodels. For a big project we check where it stands before we design gas fireplaces, fire pits and heating.

Homeowner association rules
Many Hope Ranch properties are part of a homeowner association with its own design guidelines for exterior changes. Outdoor equipment may need approval, so we check before we order and place it out of sight and earshot.
Statewide rules apply in Hope Ranch too
Any furnace, heat pump or duct change falls under the California Energy Code. That means a permit and a duct test by an outside tester. Homes with gas appliances also need carbon monoxide alarms. Both are explained on the service areas page.
Nearby towns we serve.
We work the coast from Goleta to Carpinteria, and up the valley.

Common questions.
Anything else, call or text me.
Do you work on guest houses and pool houses?
Yes. Ductless mini splits are often the best fit for a detached building: separate control, no ducts to run and quiet operation.
Can you add a gas fire pit or fire bowl?
Yes. We run the gas line, set the unit with the clearances the manufacturer requires, and list the permit in your proposal.
Does outdoor equipment need approval from the homeowner association?
It may, depending on the property. We check the guidelines that apply before we order equipment, and we place units to keep them out of sight and earshot.
Can you service a whole home system with multiple zones?
Yes. Tune ups and repairs cover each zone's equipment, ducts, filters and controls. Call with the make and model if you have it.
Call or text Jeremy.
Tell me about the room or the system and we'll set up a free estimate. For a repair, text me a photo of the unit first. It often saves a trip.
