What we see in Santa Barbara homes.
The housing stock is varied, and the same trades look different from one neighborhood to the next.
Ducts in thick plaster homes
Spanish Colonial and Craftsman houses often have plaster walls and tile roofs that you do not want to open up. We route ducts above ceilings or in existing chases and use slot diffusers so the rooms look unchanged.
Hillside and view homes
Homes on the Riviera and the Mesa often run warmer in summer than the beach and have tight spots for outdoor equipment. We plan unit placement and line set length first.
Condos, small buildings and businesses
Condos and shops usually mean limited access and building rules. Ductless systems, concealed ducts and dryer vent cleaning can all be done with a clear scope and schedule.
Inspections for buying and selling
Agents and owners use our flat rate HVAC and chimney inspections to prepare a listing or work through escrow. Level 2 inspections include an HD camera report.
Codes we work to in Santa Barbara.
The City of Santa Barbara issues the permits in Santa Barbara, and the rules change. We checked these rules in October 2026. The building department has the final say, and we check what applies to your address when we write your proposal.
Who permits the work
Santa Barbara is an incorporated city, so permits and inspections go through the City of Santa Barbara. In El Pueblo Viejo and other historic districts, exterior changes such as visible outdoor equipment may need design review, and we plan placement with that in mind.
No new natural gas piping in newly constructed buildings
Since January 1, 2022, the City of Santa Barbara has prohibited natural gas infrastructure in newly constructed buildings. A project counts as new when it meets at least two of these: more than 75% of the roof framing removed, more than 75% of the structural exterior walls removed, or more than 75% of the foundation removed. Existing homes, remodels that keep the structure and simple appliance replacements are not covered. Restaurants, labs and projects where electrification is not feasible have exemptions. If you are rebuilding, we plan the fireplace and the heating around the rule from day one.
Historic districts and exterior equipment
In El Pueblo Viejo and the city's other historic districts, exterior changes may need design review, and visible equipment such as a condenser or a roof vent can be part of that. We plan placement before we order equipment so the review is not a surprise.
Statewide rules apply in Santa Barbara too
Any furnace, heat pump or duct change falls under the California Energy Code. That means a permit and a duct test by an outside tester. Homes with gas appliances also need carbon monoxide alarms. Both are explained on the service areas page.

We work the coast from Goleta to Carpinteria, and up the valley.
