A 4 minute read

How salt air wears out an outdoor unit, and how to slow it down.

Homes near the ocean are hard on outdoor equipment. Plan for it when the unit goes in and look after it afterward, and it lasts longer.

An outdoor unit coil matted with dust and debris before cleaning

Why the coast is harder

Salt in the air settles on coils, fins and cabinets and speeds up corrosion. Fog and wind carry it farther inland than you'd expect. Equipment close to the beach tends to show it first.

At install time

  • Ask whether the unit is available with a coastal or corrosion resistant coating, and what the warranty says about coastal locations.
  • Place the unit out of direct wind and spray where you can, with the clearance the manufacturer requires.
  • Use corrosion resistant fasteners, pads and supports.
  • Keep the unit off soil and away from sprinklers.

Ongoing care

  • Rinse the outer coil gently with a hose, with the power off, a few times a year.
  • Keep plants trimmed back and leave two feet of clearance.
  • Book a yearly tune up so a technician can check the coil and cabinet.
  • Touch up chips in the paint before rust sets in.

Check the warranty

Some manufacturers limit coverage for corrosion near salt water. Ask and read it before you decide. We tell you what we see on a site visit.

Questions

Common questions.

Anything else, call or text me.

Does a coastal coating cost more?

Usually, yes. It is worth weighing against the expected life of the equipment at your address.

How close to the ocean is too close?

There is no single line. Salt exposure depends on wind, elevation and what is between you and the water. We assess the site.

Should I cover my unit?

Not with a solid cover while it runs. Covers trap moisture. Ask us if you want to protect it in the off season.
