A 4 minute read

A year of upkeep for your fireplace, heating and air.

Doing these jobs at the right time of year prevents most weekend breakdowns. Print this and stick it on the closet door.

  1. Spring: air conditioning or heat pump tune up before the first hot weekend
  2. Fall: fireplace check, and wood fireplaces inspected and swept before use
  3. Fall: heating check before the first cold snap
  4. Test carbon monoxide and smoke alarms

Every month or two

  • Check the HVAC filter and replace it when it is dirty. One to three months is a common range.
  • Keep two feet of clear space around the outdoor unit. Rake leaves, trim plants, and keep sprinklers pointed away.
  • Look at the condensate line. If water is backing up or dripping where it shouldn't, call.

Spring

  • Schedule an air conditioning or heat pump tune up before the first hot weekend.
  • Rinse the outdoor coil gently with a hose, with the power off.
  • Test your carbon monoxide and smoke alarms.

Summer

  • Watch for ice on the refrigerant lines or weak airflow. If you see it, switch the system off and call.
  • Keep an eye on smoke events: recirculate, change the filter, and run a HEPA unit if you have one.

Fall

  • Schedule a heating check before the first cold snap.
  • Have gas fireplaces checked and wood fireplaces inspected and swept before you use them.
  • Replace the filter and clean around the furnace or air handler.
  • Test the fireplace's wall switch or remote and replace the batteries.

Winter

  • Keep the glass front of a gas fireplace closed while it burns.
  • Never leave a fire unattended, and never store anything on the hearth.
  • Don't burn wood on poor air days.

Once a year

  • Fireplace and chimney inspection. Standard guidance, including NFPA 211, is at least one inspection a year.
  • HVAC tune up.
  • Dryer vent cleaning, and sooner if clothes take longer to dry.
  • Review your CO alarms: test them and check their expiration dates.
Questions

Common questions.

Anything else, call or text me.

Which task matters most?

Filter changes for HVAC and a yearly inspection for any fireplace. They are the cheapest and they prevent the most problems.

Can I clean my chimney myself?

Light cleaning of the firebox is fine. The flue should be inspected and swept by a certified chimney sweep because problems are hidden.

How do I know when my AC needs service?

Weak airflow, warm air, ice on the lines, strange noises or water around the indoor unit are all reasons to call.
