Chimney inspection levels
- Level 1: a visual and safety check of the readily accessible parts of the fireplace and chimney. We add gas and CO testing.
- Level 2: everything in Level 1 plus a camera scan of the flue. It is the usual choice when a home changes hands or after a change to the system, and NFPA 211 recommends it on a sale.
- Level 3: invasive inspection used when a hidden hazard is suspected.

What the HVAC inspection looks at
We look at the age and condition of the equipment, filters and drains, airflow and ductwork, thermostat operation and visible safety items, then document what we found for buyers and sellers.
For sellers and agents
- Order inspections early, before the listing goes live, so repairs happen on your schedule.
- Make sure the attic, closet or crawlspace is accessible.
- Have the gas and power on.
- Keep the manuals and any service records handy.
- Ask us for the report in a form you can share with the buyer.
For buyers
A Level 2 report can reveal flue damage that a visual check can't see, and an HVAC inspection tells you how much life the system has left. Both are cheap compared with the repairs they can find.
